01Neighbourhoods

Neighbourhoods we recommend

Each Mumbai neighbourhood has its own character, prices and community. The right one depends on where your office is, your family and how you like to live. These are the six areas we rate highest for families moving from other Indian cities in 2026.

The map of Mumbai loads here.

1
Bandra West
Queen of Mumbai's Suburbs

₹1.8L to 3.5L a month15 to 20 min to BKC

Best forSenior professionals, families, media/finance executives
Mumbai's most cosmopolitan address, senior professionals, media executives, and entrepreneurs all converge here. Bandstand promenade, Pali Hill cafés, and Linking Road give Bandra the feel of a European neighbourhood transplanted to the Arabian Sea. Strong school catchment (DAIS, Oberoi International). Post-Coastal Road Phase 2, BKC is 15 minutes away.

2
Powai
Lakeside Township Haven

₹1.2L to 2.2L a month15 to 25 min to Andheri East

Best forFamilies, IT professionals, those relocating from township cities
Hiranandani Gardens is India's finest planned township, a self-contained community with schools, hospitals, restaurants, and jogging paths around Powai Lake. Popular with families relocating from Hyderabad and Bangalore who miss the township lifestyle. SEEPZ IT hub 10 minutes away. Strong intra-city relocator community.

Chembur
Central + Excellently Connected

₹75k to 1.5L a month30 to 40 min to SoBo

Best forFamilies, BKC and South Mumbai professionals, value seekers
Chembur has quietly become one of Mumbai's best-value central addresses. The Eastern Freeway, Monorail, Harbour Line, and Santacruz-Chembur Link Road put BKC, Wadala, and South Mumbai within easy reach. Leafy pockets around Diamond Garden, a strong residential community, and good schools make it popular with families relocating for BKC and SoBo offices who want space without Bandra pricing.

4
Goregaon
Western Suburb Family Value

₹80k to 1.6L a month

Best forFamilies, IT/media professionals, western-corridor commuters
Goregaon offers modern gated townships at a more accessible price than Bandra or Andheri. Oberoi Garden City anchors the area with malls, offices, and Oberoi International School on site. The Western Express Highway, Metro, and Western Railway give strong north-south connectivity, and SEEPZ/Andheri IT is a short hop away. A practical choice for families relocating for the western IT and media corridors.

5
Navi Mumbai
Planned Space + Airport Upside

₹50k to 1.1L a month

Best forFamilies, value seekers, those working in Navi Mumbai or open to the east
India's largest planned city offers wide roads, green open spaces, and far more square footage per rupee than the island city. Vashi, Nerul, Kharghar, and Palm Beach Road have well-built gated complexes, good schools, and excellent infrastructure. The new Navi Mumbai International Airport and the Atal Setu sea bridge are transforming connectivity, a strong choice for families and those open to a calmer, more spacious base.

6
Andheri West
Value + Connectivity

₹90k to 1.8L a month20 to 35 min to BKC

Best forThose optimising budget vs lifestyle, media industry professionals
For those who want Mumbai access without Bandra pricing, Andheri West delivers. Well-served by Metro Line 1, Western Railway, and the airport (10 minutes). A lively entertainment and restaurant scene centred on Versova and Lokhandwala. The best value premium neighbourhood in Mumbai for intra-India relocators on a managed budget.

A tip: Weigh your daily commute and your budget as much as the neighbourhood's name. Powai for instance is excellent for SEEPZ. Andheri for IT; BKC professionals could look at Bandra West, Santacruz or even Chembur or Wadala; South Mumbai offices are now well served from Chembur, Wadala, Worli and even Lower Parel. IKAN arranges property viewings within 48 hours of your arrival.

02Housing Market

What rent costs in 2026

Mumbai rents are driven by scarce land and prestige. Expect to pay 2-3× what you would in Hyderabad or Pune for the same space, which surprises most people moving from other Indian cities. Budget for it, and negotiate with IKAN's help.

  • MMR (Mumbai Metropolitan Region) appreciation: 15-25% across Bandra, Powai, and Andheri over 24 months
  • Navi Mumbai Airport (opened December 2025): Driving interest and appreciation in Kharghar and Panvel, worth watching for those open to Navi Mumbai

  • Metro Line 3 effect: Properties near Line 3 stations commanding 8-15% premium
  • Best value segment: Chembur, Wadala, and Mulund offer the strongest rent-to-amenity ratio, well-connected by Metro and Eastern Freeway, yet 20-30% cheaper than Bandra or Powai
  • Premium new supply: Lodha, Oberoi Realty, and Godrej launches in Worli, Goregaon, and Thane are deepening ready-to-move inventory, easing the bidding pressure on resale flats
  • Corporate & NRI demand: Rentals leased by companies or funded by NRIs (Indians living abroad) stay concentrated in BKC, Lower Parel, and Powai, keeping prime 2-3 BHK yields firm at 3-4%
  • Room to bargain: Tenants gain the most room in older buildings and during the April-June off-peak window before the post-monsoon rush
