City Overview
Why Mumbai Changes Everything
Explore Mumbai on the map
An intra-India move to Mumbai is not just a change of city, it's a change of velocity. Mumbai operates at a different speed to every other Indian metro. Salaries are higher, networks are denser, and the opportunities available in finance, media, tech, and commerce simply do not exist at the same scale anywhere else in India. The cost is real. The city is worth it.

Layout & Zones
Mumbai stretches along a narrow west-coast peninsula, once seven separate islands, gradually joined into a single landmass by reclamation projects begun with the Hornby Vellard (c. 1784) and largely completed by 1845. The city splits into South Mumbai (SoBo), the heritage, civic and business core, and the Western and Central suburbs running north along the railway corridors. Bandra Kurla Complex (BKC) is the modern CBD, positioned centrally between the two. The Arabian Sea bookends the city to the west, and the Eastern Express Highway and harbour to the east.
Moving from Bangalore or Hyderabad? The biggest adjustment is cost, Mumbai runs 50-79% higher across all expense categories. The second adjustment is space, Mumbai apartments are typically 20-30% smaller for the same rent. What you gain is access to India's densest professional network and a city with irreplaceable energy.

Neighbourhoods
Where to Live in Mumbai
Mumbai's neighbourhoods each have their own character, price point, and community. The right area for you depends on your office location, family situation, and lifestyle preferences. Here is IKAN's view of the six best areas for intra-India relocations in 2026.
1
Bandra West
Queen of Mumbai's Suburbs
Mumbai's most cosmopolitan address, senior professionals, media executives, and entrepreneurs all converge here. Bandstand promenade, Pali Hill cafés, and Linking Road give Bandra the feel of a European neighbourhood transplanted to the Arabian Sea. Strong school catchment (DAIS, Oberoi International). Post-Coastal Road Phase 2, BKC is 15 minutes away.
Hiranandani Gardens is India's finest planned township, a self-contained community with schools, hospitals, restaurants, and jogging paths around Powai Lake. Popular with families relocating from Hyderabad and Bangalore who miss the township lifestyle. SEEPZ IT hub 10 minutes away. Strong intra-city relocator community.

3
Chembur
Central + Excellently Connected
Chembur has quietly become one of Mumbai's best-value central addresses. The Eastern Freeway, Monorail, Harbour Line, and Santacruz-Chembur Link Road put BKC, Wadala, and South Mumbai within easy reach. Leafy pockets around Diamond Garden, a strong residential community, and good schools make it popular with families relocating for BKC and SoBo offices who want space without Bandra pricing.

4
Goregaon
Western Suburb Family Value
Goregaon offers modern gated townships at a more accessible price than Bandra or Andheri. Oberoi Garden City anchors the area with malls, offices, and Oberoi International School on site. The Western Express Highway, Metro, and Western Railway give strong north-south connectivity, and SEEPZ/Andheri IT is a short hop away. A practical choice for families relocating for the western IT and media corridors.
Gated TownshipsOberoi InternationalMetro + WEHFamily Value
India's largest planned city offers wide roads, green open spaces, and far more square footage per rupee than the island city. Vashi, Nerul, Kharghar, and Palm Beach Road have well-built gated complexes, good schools, and excellent infrastructure. The new Navi Mumbai International Airport and the Atal Setu sea bridge are transforming connectivity, a strong choice for families and those open to a calmer, more spacious base.

6
Andheri West
Value + Connectivity
For those who want Mumbai access without Bandra pricing, Andheri West delivers. Well-served by Metro Line 1, Western Railway, and the airport (10 minutes). A lively entertainment and restaurant scene centred on Versova and Lokhandwala. The best value premium neighbourhood in Mumbai for intra-India relocators on a managed budget.

IKAN Tip: When relocating intra-India, factor in your specific commute corridor and housing budget, not just the neighbourhood's name. Powai for instance is excellent for SEEPZ. Andheri for IT; BKC professionals could look at Bandra West, Santacruz or even Chembur or Wadala; South Mumbai offices are now well served from Chembur, Wadala, Worli and even Lower Parel. IKAN arranges property viewings within 48 hours of your arrival.

Mumbai's Cultural Depth
Relocating intra-India to Mumbai means arriving in a city with 400 years of layered history, Portuguese, British, Parsi, Maharashtrian, Gujarati, and global influences all visible simultaneously. This is not Bollywood gloss, it is genuine cultural depth built over centuries.

And a few words of Marathi, Maharashtra's official state language, earn enormous goodwill from your neighbours, local staff, and building society members.

भाई / यार

CSMIA T2, Your Airport
Mumbai Airport Essentials
Chhatrapati Shivaji Maharaj International Airport (BOM), T2 handles all international and most domestic operations. Travel time from BKC: 20 to 45 min. From Bandra: 30 to 60 min. Domestic check-in: arrive 90 minutes early. The Western Express Highway congestion between Bandra and the airport can add 30 to 60 minutes during peak hours. Metro Line 1 from Andheri station provides a congestion-free option for travellers with lighter baggage.
Transport & Metro
Getting Around Mumbai
Mumbai's transport network is overwhelming at first and irreplaceable once mastered. The suburban rail is the city's circulatory system, 7.5 million daily passengers on three lines. Learn it in your first month and you will move faster than any car during peak hours.
Metro Lines (2026)
Line 1 (Versova-Ghatkopar)
11km east-west elevated line through Andheri. Key connector for western suburbs. Passes Andheri station, linking the airport corridor to Ghatkopar on the Eastern Express Highway.
Line 2B (Mandale-D.N. Nagar)
Connects eastern and western suburbs via Bandra. Significant relief for BKC-bound commuters from Chembur and Mankhurd who previously faced lengthy surface commutes.
Line 3 (Colaba-SEEPZ)
The game-changer. Underground through BKC, Bandra, Matunga, Dadar, and CSMT, connecting South Mumbai to BKC to the airport corridor. The full line opened October 2025 (phased from October 2024). The single most impactful new transport asset for BKC professionals.
Suburban Rail (3 lines)
Western Line (Churchgate-Dahanu), Central Line (CSMT-Kasara/Karjat), Harbour Line (CSMT-Panvel). 7.5 million passengers daily. Monthly pass: ₹300-500. Fastest point-to-point during peak hours by far.
Day-to-Day Transport
Ola / Uber
Both work well. Ola Corporate via employer travel desk. Surge pricing is real during rain and peak hours, keep both apps installed and use Ola during surge for lower caps.
Auto-Rickshaw
Only north of Sion in suburban Mumbai. Metered, affordable, and often the fastest option for short suburban hops. Refuse non-metered rides. Rapido Bike for solo commutes.
BEST Bus
Comprehensive South Mumbai coverage, with AC buses on the key trunk routes and a dense network the local trains do not reach. Cheap, frequent, and essential for South Mumbai residents.
Ferry
Gateway-Elephanta (30 min). Gateway-Mandwa (60 min, for those accessing the Konkan coast). The Mumbai harbour ferry experience is something every resident should have.
Kaali-Peeli Taxi
Mumbai's iconic black-and-yellow metered taxis still rule South Mumbai, where autos are barred. Always insist on the meter, carry small change, and keep the fare-revision card handy for night and luggage surcharges.
Mumbai 1 Card
One contactless smart card for Metro, Monorail, and BEST buses, top it up via the app and skip ticket queues. The single most useful purchase for anyone hopping between transit modes daily.
Key Tip for Intra-India Relocators: The single biggest adjustment from Bangalore or Hyderabad is that Mumbai traffic peak hours are genuinely more severe. Plan your first month of commutes before settling on a neighbourhood, 45-minute off-peak commutes can become 2+ hours during monsoon + traffic combinations. The local train is always faster than any road option during peak hours.
Climate
What to Expect Each Month
Mumbai is a tropical coastal city. The monsoon is dramatic, the humidity is real, and the winter is genuinely pleasant. Coming from Hyderabad or Bangalore, the humidity adjustment is the biggest climate surprise, but the sea breezes make it liveable year-round.

Winter · Best Season
November, February
20-28°C, low humidity, sea breeze. Mumbai's finest months, the social calendar at maximum intensity, beaches accessible, and evenings genuinely cool enough for a light layer. If you are arriving from Bangalore, this is when Mumbai's weather will impress you.
Light jacket for Dec/Jan evenings

Hot & Humid Summer
March, May
35-40°C with 80%+ humidity. For arrivals from Hyderabad, the heat is familiar, the combination with coastal humidity is the new element. Ensure your apartment's AC is functioning and serviced before April. May brings spectacular pre-monsoon lightning storms over the Arabian Sea.
Humidity makes 35° feel like 44°
Hydration critical, ORS sachets at home
AC servicing essential before April
Monsoon
June, September
Around 2,000mm in four months. For those arriving from Hyderabad or Bangalore, this is a completely different category of monsoon. Cities flood. The Western Ghats become spectacular. Embrace waterproof bags, follow BMC alerts, and plan your first June arrival with the knowledge that the city will be disrupted, beautifully.

Watch Out
What Nobody Tells Intra-India Relocators
These are the things Mumbai won't tell you upfront, but every experienced intra-India relocator eventually learns. Know them before you arrive.
Cost Shock is Real
Every expense category in Mumbai runs 50-79% above Hyderabad and Bangalore. Housing, dining, school fees, groceries, healthcare, the premium compounds across every line item. Build a Mumbai-specific monthly budget before you accept your offer. Cost-of-living adjustments are rarely sufficient for premium neighbourhoods. Negotiate with data.
Apartment Size Premium
For the same rent you paid in Hyderabad or Bangalore, your Mumbai apartment will be 20-30% smaller. This is not a broker failing, it is Mumbai's structural reality. Decide what you will sacrifice: space, location, or budget. IKAN helps you navigate this trade-off with current market data.
Peak Hour Traffic Severity
Even if you have lived in Delhi or Bangalore, Mumbai peak hour traffic is a different category. Bandra-Worli can take 90 to 120 minutes. The Western Express Highway from Bandra to the airport is gridlocked 7-10am and 6-9pm. Choose your neighbourhood and commute strategy before you sign the Leave & License agreement.
Monsoon Flooding · Annual
Matunga, Dadar, Sion, and parts of Kurla flood every single monsoon season, not occasionally, but predictably. Research any property's flood history before committing. Avoid ground-floor units in these localities. BMC's public list of flood-prone areas is your reference document.
Lease Rules Differ
Mumbai leases typically run 24 to 36 months with a 12-month lock-in, longer than the 11-month norm common in Bangalore and Hyderabad. Mumbai rentals are formalised as a registered Leave & License agreement, registration is mandatory in Maharashtra, whatever the term. The 3-month security deposit, 5-10% annual escalation, and semi-furnished standard are all specific to Mumbai. Never accept verbal agreements, insist on a stamped and registered Leave & License agreement before paying any deposit. IKAN reviews all Leave & License agreements.
School Applications · Mumbai Specific
CBSE transfers within Mumbai are straightforward. But premium ICSE and IB schools like Cathedral, Bombay Scottish, and Dhirubhai Ambani have waitlists that can run 6 to 12 months for the best cohorts. Apply before your move date is confirmed, not after arrival. IKAN can advise on realistic current waitlist scenarios.
Sea View Premium vs Reality
"Sea-facing" apartments carry 30-50% rent premiums, but salt corrosion on electronics and furniture, humidity in sea-facing rooms, and noise from Marine Drive are genuine considerations. A "sea glimpse" apartment one road back often delivers 80% of the joy at significantly lower cost.
Building Age · Check Before Signing
Mumbai has thousands of buildings that predate modern construction standards. BMC maintains a public list of dangerous buildings. Always check the age and structural status of any building before committing. Prefer RERA-registered new developments or existing societies with audited maintenance records. IKAN's property advisors will flag this proactively.
Apps & Digital Life
Mumbai Digital Toolkit
Mumbai's digital infrastructure is excellent. Download these apps before you arrive and your first week will run significantly more smoothly. Most work city-wide with good reliability.
Ola / UberKeep both. Ola tends to surge less during rain. Ola Corporate accounts available through most BKC employers. Rapido Bike for solo commutes in traffic.
Mumbai Metro / MMRC AppTickets, monthly passes, and route planning for Lines 1, 2B, and 3. Essential for BKC commuters after Line 3 opened.
M-IndicatorThe essential Mumbai suburban rail app, train timetables across Western, Central, and Harbour lines, plus BEST bus, metro, and ferry info. The monthly pass itself is purchased at the station window, take your Aadhaar and a photo.
Food, Grocery & Delivery
Zomato / SwiggyBoth cover Mumbai comprehensively. Delivery in 25 to 35 minutes across most neighbourhoods. Zomato Gold membership worth it for regular restaurant orders.
BigBasket / BlinkitBigBasket for weekly groceries. Blinkit for 10-minute instant delivery. Nature's Basket app for imported products and premium ingredients.
Utilities
Adani Electricity / BESTMost of Mumbai is Adani; South Mumbai uses BEST. Register on arrival to enable auto-pay and outage alerts. Both apps are reliable for bill management.
Jio / Airtel / ACT FibernetJio and Airtel both excellent. ACT Fibernet for home broadband (Bandra, Powai, Andheri). Port your existing mobile number, Mumbai is a preferred number in any network.
Healthcare & Home Services
PractoBook specialist appointments, video consultations, e-prescriptions, lab test home collection. The best doctor-booking platform in India.
Tata 1mg / Apollo 24|7Prescription medicine delivery, online pharmacy, lab tests, and tele-consults. Upload a prescription and have monthly medicines delivered to your building, invaluable in your first weeks before you have a local chemist.

Settling In
Your First 30 Days in Mumbai
Intra-India moves to Mumbai have fewer bureaucratic steps than international moves, but more logistical complexity than most other Indian city transfers. IKAN manages the sequence to keep nothing from falling through the cracks.
1
Address Update · Aadhaar
Update your Aadhaar address to your new Mumbai address within 30 days of arrival. This unlocks bank account transfers, school admissions, and most government services. Aadhaar update: myaadhaar.uidai.gov.in or nearest Aadhaar Seva Kendra.
2
Bank Account Transfer or New Account
If your existing bank has Mumbai branches (HDFC, Axis Bank, HSBC all do), transfer your account to a branch near your new address. Alternatively, open a new account at HDFC, HSBC, or Axis Bank with your updated Aadhaar, PAN, and rental agreement. New accounts typically open within 3-5 working days.
3
Register with Mumbai Police
While intra-India moves do not require FRRO registration, you should inform the local police station (thana) of your new address, particularly relevant if you have recently arrived from another state. Your Society Secretary can guide you on whether this is required for your specific building or housing society.
4
Utilities & Building Setup
Register with Adani Electricity (most areas) or BEST (South Mumbai) in your name. Register on your building's WhatsApp group immediately, this is where maintenance, society meetings, and building announcements are shared. Set up auto-pay for electricity, broadband (ACT/Jio Fiber), and piped gas if applicable.
5
School Admission Process
CBSE-to-CBSE transfers require the Transfer Certificate (TC) from your previous school, mark sheets, and Aadhaar. Apply to your target school as soon as you have a confirmed Mumbai address. Premium ICSE schools may require additional entrance assessments. IKAN's education team can connect you with current admissions contacts.
6
Transport Setup · First Week
Download Ola, Uber, Mumbai Metro, and M-Indicator apps immediately. Purchase a monthly suburban rail pass at your nearest railway station (bring Aadhaar and a photo). Set up Ola Corporate account via your employer's travel desk. Subscribe to BMC's flood alert WhatsApp number if arriving before monsoon season.
Address Updates
Document Transfers
Aadhaar address update: myaadhaar.uidai.gov.in · Vehicle RC transfer: Maharashtra RTO · Driving licence address: Parivahan portal. Do these in the first 30 days, they unlock everything else downstream.
Transport
Commute Strategy
Test your commute in all three conditions, off-peak, peak, and monsoon, before settling on a permanent neighbourhood. Mumbai's transport experience varies enormously across these three scenarios. IKAN's team can map your office location against realistic commute options.

The questions assignees and families ask us most, answered from this guide.
How much security deposit do landlords in Mumbai ask for?
Three months' rent is standard in Mumbai. Your IKAN consultant negotiates it and gets the figure in writing before you sign.
What is the standard lease length in Mumbai?
24 to 36-month leave and license with a 12-month lock-in. Registration is mandatory in Maharashtra whatever the term. IKAN's Six-Eyes review checks every clause before it reaches you.
Which are the best neighbourhoods in Mumbai for a relocating family or professional?
This guide profiles 6 areas. The most requested include Bandra West (queen of mumbai's suburbs); Powai (lakeside township haven); Chembur (central + excellently connected); Goregaon (western suburb family value). Use the decision map above to match a shortlist to your budget and commute.
How does the IKAN move-in inspection work?
On check-in day your consultant photographs every meter, key and fixture. You get a dated condition report within 24 hours and have 7 days to raise any objection before it is locked as your move-in baseline. That baseline is what protects your deposit at move-out.
Mumbai Essentials
Settling In · The Practical Extras
A few things intra-India movers consistently ask about, household staff, a realistic monthly budget, women's safety, and where to worship. IKAN helps with each on the ground.
Household Staff
Hiring & Verifying Help
How to hire: most families find a cook, maid, nanny or driver through their housing-society network and building WhatsApp group, word-of-mouth referrals, or established placement agencies; vetted platforms such as Urban Company cover one-off cleaning and repairs.
Police verification of staff is separate from registering your own address with the local thana. For regular or live-in staff, submit a domestic-help verification form with the worker's photo, Aadhaar/ID and a reference at your local police station (several Mumbai jurisdictions also accept it online). Many societies require it before issuing an entry pass.
Terms: agree hours, duties, the weekly off, paid leave and the customary Diwali bonus in writing.
Salaries vary widely by role, hours, live-in vs live-out and locality, IKAN can share current Mumbai benchmarks and help with contracts and verification.
Women's Safety
Getting Around Confidently
Mumbai is widely regarded as one of India's safer large cities for women, including after dark, though normal big-city precautions still apply. Use the women-only compartments on local trains, prefer app cabs with live trip-sharing at night, and save the Women Helpline 1091 and the all-in-one emergency number 112.
Places of Worship
Faith in a Plural City
Mumbai is religiously diverse, with somewhere to worship for almost every faith: Hindu temples (Siddhivinayak, Mahalakshmi, ISKCON Juhu), mosques and dargahs (Haji Ali, Jama Masjid), churches (Mount Mary Basilica in Bandra, Afghan Church, St Thomas Cathedral), gurdwaras, Jain temples, Parsi fire temples (agiaries), the Keneseth Eliyahoo synagogue, and Buddhist viharas. Most welcome respectful visitors, dress modestly and check timings.
Read this as indicative, not a quote. The figures are drawn from the cost and rent tables elsewhere in this guide; schooling is shown per child and is usually the biggest swing factor alongside neighbourhood. IKAN can prepare a tailored Mumbai budget for your move.
